How to list a investment property with multiple units on Sellbyowner App

Opening the App

  • Launch the App: Start by opening the app on your device.

  • Access the Home Screen: Once the app is open, you will land on the home screen.

Navigating to Seller Central

  • Locate and Select "Seller Central" on the bottom Dock

Exploring Seller Central

  • View Your Listings: In Seller Central, you'll see your active listings if you have any.

  • Draft Listings: Scroll to the bottom to find draft listings, where any incomplete listings are saved.

Creating a New Listing

  • Start a New Listing: Tap on "Create New Listing" to begin.

  • Owner Disclosure: Indicate whether you are the owner of the property. For this guide, proceed as if you are the owner.

Entering Property Details

  • Income-Producing Property: When asked if the property is an income-producing investment, select "No" if it is not.

  • Property Address: Begin typing the property address. The app will suggest options; select the correct one.
    Note: Auto-Save Progress: Your listing progress will be saved automatically as you go.

Adding Additional Property Information (Note some data may be Pre-filled)

  • Property Type: Choose from options like single-family, condo, townhouse, multifamily, or commercial.

  • Bedrooms and Bathrooms: Enter the number of bedrooms and bathrooms.

  • Square Footage and Lot Size: Input the property’s square footage and lot size.

  • Year Built: Provide the year the property was built.

  • Parking: Specify the type and number of parking spaces.

  • Number of Floors: Indicate how many floors the property has.

  • Basement: Mention whether the property has a basement.

  • Cooling and Heating Systems: Select the type of cooling and heating systems.

  • Floor Material: Choose the type of flooring from the provided options.

Specifying Property Features

  • Additional Rooms and Features: List additional rooms like living and dining rooms.

  • Exterior Materials: Choose exterior materials such as brick or stucco.

  • Roof Type: Specify the type of roof.

  • Exterior Amenities: Add any exterior features like a patio, pool, or deck.

HOA and Zoning Information

  • HOA Details: Indicate if the property is part of a Homeowners Association (HOA) and enter the monthly fee if applicable.

  • Zoning Type: Select the zoning type. For single-family homes, choose "Residential."

Writing the Property Description

  • Enter Description: Provide a detailed description of the property.

  • Use AI Assistance: If you need help, use the app’s AI property description generator.

Entering Expenses and Income

  • Enter your most recent annual tax bill and specify the year it was paid. Optionally you can enter your current mortgage information if you plan on offering any creative financing options for users.

  • Monthly Expenses: Provide estimates for insurance, landscaping, utilities, and other expenses. You can toggle between monthly and annual views.(for any expenses not listed use “Other”)

  • Rental Income Information: Include gross income(total income received monthly from tenant per lease), vacancy status, and eviction status if applicable.

  • Mortgage Information (Optional): Enter this if offering creative financing options.

  • Property Condition- follow the screen to specify if any renovations or work has taken place on the property in the last 5 years, and the year work was done, select the items that were renovated, you may also add an item if not available on the list by selecting "Add a Item"

  • If no renovations in the past 5 years select no and specify if any part of the property needs Work: If the property needs repairs, specify the items needing attention.

Setting the Price

  • Price and Financing-

    • Price- use our Automated valuation models (AVMs) to estimate the worth of your home to come up with a listing price, you may also look at comps that we provide if available by clicking "View recent sold comparables" if you are still not sure what to list it for we suggest using our affiliate partners at Nationwide Property & Appraisal Service to get an accurate professional to appraise your property (Note: if you select to get an appraisal then you can provide the appraisal document as part of your listing to help get the price your home is worth)

    • Financing- Select the financing type you want to accept on your property, the typical financing types accepted by sellers include all of the following (Conventional, FHA, VA) to learn more about different financing types click here.Adding Photos

Add Photos & Supporting documents:

  • Add photos of the property directly from your phone, if you also have photos on a google drive or likewise cloud storage provided you may add the link within the flow

    • If your not happy with your photo's you can opt into using our professional photography service provider and wish to have your pictures standout.
      Click here to have a professional photographer take photos/videos of your property which can then be uploaded to your listing.

    • You will also get an email with the link to our partner if you click on professional photography, you may also opt to add photos later as well. Note: you cannot list a property if no photos have been uploaded, you need a minimum of 2.

  • To add videos or a virtual tour we also have a section where you can add that URL if the video is hosted on youtube or likewise cloud video provider.

  • Supporting Documents- If you wish to add any supporting documents that users can view, it can be added by selecting upload documents. Note: anything uploaded will be publicly visible to all buyers on the marketplace. Do not upload any document that might have any personal identifiable information you may not wish to share, if you do wish to share it please OMIT that information.

  • Click "Next" to proceed.

Preview and Publish:

  • Save as Draft: If you’re not ready to publish, your listing will be saved as a draft.

  • Agree to Disclosure: Read and agree to the disclosure statement to finalize your listing.

  • Review and Publish: Once you’re ready, review all the information and hit "Publish."

ID verification

In order to prevent fraudulent listings we do ask users to verify their identity the first time they are using and listing a property on our marketplace. We have partnered with a well known provider to ensure all your information is secure.

TIP: Although we do leverage marketing techniques to get your property advertised, the chances increase of getting an offer, when you share your listing on social media groups and other forums using the share button in the app.

Edit or Deactivate Listing

  • View Active Listings: Your property will now be listed, and you can see it in Seller Central.

  • If property was saved you will see it under Drafts in Seller Central

  • Edit or Deactivate: To make changes or deactivate your listing, use the available options in the listings section.
