Listing a Property (Multi Unit -Investment)

This video walks you through listing a multi unit property, the example is for residential, but can be applied to commercial as well

Step 1: Access Seller Central

  1. Open the App:
    Start by launching the SellByOwner app on your device.

  2. Navigate to Seller Central:
    On the home screen, tap "Seller Central" from the bottom navigation bar.


Step 2: Manage Listings

  1. View Your Listings:
    In "Seller Central," your active listings will be displayed. Draft listings, where incomplete listings are saved, are shown at the bottom.

  2. Create a New Listing:
    Tap "Create New Listing" to begin.


Step 3: Property Ownership Confirmation

  1. Confirm Ownership:
    Indicate if you are the property owner. For this example, select "Yes."

  2. Specify Income-Producing Property:
    You'll be asked if the property is income-producing. Select "Yes" for this tutorial.


Step 4: Enter Property Address

  1. Input the Address:
    Start typing the property address, and the app will suggest matching addresses. Select the correct one.


Step 5: Enter Property Details

  1. Update Auto-Populated Information:
    The app may auto-populate some details based on online information. Update any incorrect or outdated information.

  2. Enter the Property APN/PIN:
    Visit your local County Tax Assessor's website to find the Property APN (Assessor’s Parcel Number) or PIN (Property Identification Number) and enter it.

  3. Select Property Type:
    Choose "Multi-family" from the property type options.


Step 6: Input Detailed Property Information

  1. Enter Unit Information:
    Specify the number of units in the property.

  2. Enter Property Details:

    • Total number of bedrooms and bathrooms

    • Square footage and lot size

    • Year the property was built

  3. Specify Parking Details:
    Indicate the type and number of parking spaces available.

  4. Indicate Number of Floors and Basement Type:
    Enter the number of floors and whether the property has a basement.

  5. Select Cooling and Heating Systems:
    Choose the appropriate cooling and heating systems.

  6. Choose Floor Materials:
    Select the floor materials used in the property.

  7. Add Additional Rooms and Features:
    Indicate any additional rooms or features the property has.

  8. Select Exterior Materials and Roof Type:

    • Choose exterior materials.

    • Specify the roof type and its estimated age.

  9. Indicate Exterior Amenities:
    Choose any exterior amenities that apply.

  10. Specify HOA Information:
    If there is a Homeowners Association (HOA), enter the monthly fee.

  11. Confirm Zoning Type:
    For a multi-family property, select "Residential" for the zoning type.

  12. Confirm Flood Zone and As-Is Sale:

    • Indicate if the property is in a flood zone.

    • Confirm if you're selling the property "as-is."


Step 7: Describe the Property

  1. Provide a Property Description:
    Enter a description of the property. If needed, use the AI property description generator.

  2. Proceed to the Next Step:
    Tap "Next" to continue.


Step 8: Enter Financial Information

  1. Input Property Taxes:
    Enter the tax year and the amount of property taxes paid. You can find this information on your local county assessor's website.

  2. Enter Monthly Expenses:
    Provide estimated monthly expenses for insurance, landscaping, utilities, and other relevant costs. You can switch between monthly and annual views.

  3. Enter Mortgage Information (Optional):
    If applicable, provide mortgage details, especially if offering creative financing options.


Step 9: Enter Rental Income Information

  1. Add Unit and Rent Roll Details:

    • Tap the edit icon to enter unit details.

    • Tap "Add Unit" and specify the number of similar units.

    • Enter details like unit type, number of bedrooms, bathrooms, square footage, and rental type.

    • Enter the gross income for each unit.

  2. Add Miscellaneous Income:
    If there’s any additional income, input it here.

  3. Return to Gross Income Calculation:
    Return to the previous screen, and the gross income will be automatically calculated.

  4. Indicate Occupancy and Eviction Status:

    • Specify if the property is vacant.

    • Confirm if any units are in eviction status.

  5. Proceed to the Next Step:
    Tap "Next" to continue.


Step 10: Describe Property Condition

  1. Indicate Renovations:

    • Confirm if the property has been renovated within the last five years.

    • Check off any items that were renovated.

  2. Specify Needed Repairs:
    If the property hasn’t been renovated and needs work, list the items that require attention.


Step 11: Set the Asking Price

  1. Determine the Asking Price:

    • Set your asking price. You can use the Automated Valuation Model (AVM) for guidance.

    • Note: AVMs might not be available for every property and may not be 100% accurate.

  2. View Comparable Properties:
    Tap "View Recent Sold Comparables" to see similar properties recently sold in your area.

  3. Finalize Asking Price:
    Enter your final asking price after reviewing the comparable properties.


Step 12: Choose Financing Options

  1. Select Financing Options:
    Choose your preferred financing methods, such as conventional, FHA, VA, or cash.


Step 13: Upload Photos and Documents

  1. Upload Property Photos:

    • Upload at least two photos of the property.

    • If you don’t have photos yet, you can select "Add Photos Later."

  2. Add Virtual Tour URL:
    If applicable, add a link to a virtual tour or video hosted on YouTube.

  3. Upload Supporting Documents:
    Upload necessary documents like appraisals, surveys, or repair receipts.

  4. Use Professional Photography (Optional):

    • Select our photography partner if you need professional photos.

    • A booking link will be sent to your email.

  5. Preview the Listing:
    Review the listing before publishing. Your progress is saved automatically.

  6. Save as Draft (Optional):
    If you’re not ready to publish, your listing will be saved as a draft in "Seller Central."

  7. Edit Listing Details:
    To make changes, tap the edit button next to any section name.


Step 14: Publish the Listing

  1. Agree to Disclosures:
    Read and agree to the disclosure statement.

  2. Tap "Publish":
    Once you’re ready, tap "Publish" to finalize your listing.


Step 15: Verify Identity and Finalize

In order to prevent fraudulent listings we do ask users to verify their identity the first time they are using and listing a property on our marketplace. We have partnered with a well known provider to ensure all your information is secure.

  1. Verify Your Identity:
    Complete the verification process.

  2. Listing Status:
    After verification, your listing will be marked as pending. You’ll receive a notification when it’s ready.

  3. Publish the Listing:
    Return to the app and tap "Publish" once your listing is ready.


Step 16: Manage Active Listings

  1. View Active Listings:
    Your property will be listed under your active listings in "Seller Central."

  2. Edit the Listing:
    Tap the edit button if you need to make changes.

  3. Activate/Deactivate Listing:
    Use the toggle switch to activate or deactivate your listing at any time.


And that’s how you successfully list a multi-unit property on SellByOwner.
